334 Oxford Street stands as a stunning architectural masterpiece, seamlessly blending contemporary design elements with timeless elegance, offering a harmonious integration of form and function in the heart of the city.
This development is a department store repurposing which consists of the partial retention, extension and alteration of the existing building to provide a comprehensively refurbished and extended building comprising basement, ground and nine upper floors (including a plant enclosure at ninth floor level). The proposals are for flagship retail fronting Oxford Street, with food & active units fronting Marylebone Lane, Henrietta Place and Vere Street, and flexible uses above with amenity space and roof terrace at ninth floor level.
Around 60% of the concrete substructure and about 52% of the steel superstructure is to be retained, with attractive and energy efficient façades that maximise daylight to the interior spaces.
By retaining as much structure as possible, the project yields in particular embodied carbon benefits in addition to reducing operational energy and is in line with wider GLA and Westminster City Council policy (The London Plan, 2021) and RIBA Climate Challenge targets.
The central core, partially built within the existing atrium, will be utilised to create highly flexible and efficient floorplates. The 334 Oxford Street scheme will be designed and built to achieve BREEAM Outstanding rating and will also be targeting WELL Core ‘ready’, NABERS 5* and WiredScore Platinum.
